Indian Railway Welfare Organisation ( IRWO ) is registered as a Society under the Societies Registration Act XXI of 1860 in 1989. It works under the patronage of the Ministry of Railways, Government of India, for the purpose of providing housing to serving and retired railway employees on “ No Profit No Loss” basis.

    Lucknow Ph-IV-R-I Group Housing Scheme

    IRWO is proposing to construct multistory dwelling units with lifts, stilt floor & basement for parking with S+12/11 Floors as per details given in table I, for housing scheme, Lucknow Ph.IV at Miranpur Pinvat, Pargana Bijnor, on Kanpur Road, at Lucknow (As per site Plan) on last page.

    Jaipur-Ph-III Group Housing Scheme

    IRWO had acquired a leased plot of land in sector 37, Jagatpura, Jaipur and launched its I Rail Vihar Phase-III Residential Scheme having about 261 multi storied dwelling units of three sizes for working and retired railway men. The Scheme was 4th reopened from 12-3-2018 to 30-6-2018 and was extended upto 31-12-2018. The Scheme has been further extended upto 30-06-2019 on the same terms and conditions as provided in the scheme Brochure of Rail Vihar Jaipur ph-III (4th reopen scheme).[RERA Regn. No of the scheme is RAJ/P/2017/467.]

    Chennai-Ph-II B Group Housing Scheme

    IRWO has launched Chennai Phase II-B scheme for construction of three types of DUs in multi-storey configuration of stilt+4 and stilt+3 in the balance area of land in 2014. There are some vacancies to be filled through booking. The work of these DUs has been awarded and the work has started.

    The scheme reopened from 1st May 2018. Application received in a month will be treated as one batch for the purpose of seniority. Booking applications received during the period of each subsequent month will be considered as separate batch

    Kota Residential Housing Scheme

    IRWO had launched its Rail Vihar Residential Scheme having about 167 independent plots. 113 Single-storied dwelling units of four types have been launched in Phase-I. The construction of these units is already in progress along with construction of common development works, namely, internal roads, water supply, sewerage, drainage and external electrification. Construction of a community center and park shall also be done.

    Applications are invited from eligible applicants for sale of fifty four plots of land in Blocks A, B and C numbering from 1 to 54, in the above said residential complex. Land is on lease from Urban Improvement Trust (U.I.T), Kota, to IRWO. The sale of the plot of land on lease shall be by way of transfer of “Patta” from IRWO to the successful applicant, after permission from U.I.T, Kota

    Group Housing Scheme Zirakpur

    In Zirakpur, IRWO’s project is located on Ambala Road towards Delhi about 15 KM from Chandigarh railway station. The site has come up very well as good development has taken place in the nearby vicinity. This colony has come up very nicely. All the buildings are designed for earthquake resistance. Necessary provisions have been made for firefighting, rain harvesting, sewage treatment plant and recycling of waste water.     Scheme has been opened for Other Indian Nationals

    Following Group Housing Scheme has been opened for Railway employees and other Indian Nationals

    1.Moradabad Ph.II/III.
    2.Jaipur Ph.III.
    4.Sonepat Ph.II
    5.Zirakpur Ph.II
    6.Lucknow Ph-IV

    Priority shall be as under:-

    (a). IRWO Members.

    (b). Blood relations of IRWO Members viz. parents, spouse, children, grand children including adopted children, brother (s) & sister(s) including their spouses (as co-owners).


    i) Employees of Central Governing, Central Governing PSUs and employees of Statutory Authorities & Autonomous Bodies under Central Government.

    ii) Army/Air Force/Naval Personnel.

    iii) Employees of State Governments, State Government PSUs and employees of Statutory Authorities & Autonomous Bodies under State Government.

    iv) Employees of Nationalised Banks.

    (d) Other Indian Nationals.

    Charging of EC from the allottees of various projects of IRWO

    As per IRWO Rules, if a person joins the scheme after the original due date of payment of first instalment he will be charged interest from the original due date of payment of first instalment upto the date of actual payment as Equalisation Charges. Present rate of EC is as under:-

    1. In respect of projects which have not been declared unpopular, EC shall be charged @ 10.5%.

    2. EC in case of unpopular schemes shall be levied as under:-

    (a).EC for Sonepast/Kundli Ph.II, Zirakpur (Near Chandigarh) Ph.II and Asansol Ph.II as frozen shall be payable by the new applicants.

    (b).In case of Moradabad Ph.III no EC shall be payable by all those applicants who apply for the scheme upto 31-3-19.

    (c).EC in respect of other unpopular schemes such as Jaipur Ph.III, Kota, Lucknow IV etc. have been reduced from 10.50% to 4% for the period from 1st November, 2016 to 31st March, 2019 for those applicants who apply for such schemes upto 31-3-2019

    EC rate shall be reviewed after 31-3-19.

    Handing Over of Possession of Sonepat near Kundli Phase-I/II Group Housing Scheme

    In this connection, we invite your attention to this office letter dated 02-01-2017 through which it was intimated that the benefit of reduction of 50% of administrative charges (Upto 30-04-2016) and delay charge (upto 31-08-2015) shall be admissible only to those allottees who take over the possesssion by 31-03-2017

    Sonepat Ph-I, Regarding defect liability period is over on 31st Aug 2015

    All the allotees who have not taken the possession of their flats in Sonepat Phase-I are requested to take over the flats immediately since defect liability period is already over on 31st August,2015, In case of any problem in flat, it may be possible to sort out the same at this stage.

    Revised cost of DUs of Zirakpur near Chandigarh and Sonepat near Kundli Group Housing Schemes

    There are a few vacant flats in completed projects of IRWO viz. Zirakpur (near Chandigarh) and Sonepat (near Kundli) Group Housing Schemes. Since these flats are ready to move, no GST shall be charged. Cost of DUs is payable as per Annexure A & Annexure B. Annexure A is meant for Zirakpur near Chandigarh Group Housing Scheme and Annexure B for Sonepat near Kundli Group Housing Scheme. The cost includes car parking charges. The cost shall remain fixed upto 31.10.2018, after which it is likely to be revised upwards. Allotment shall be given on first come first served basis.
    The scheme is open for IRWO members, Blood relations of IRWO members, working or retired employees of Central Govt., employees of PSUs, Army, Air-Force and Naval Personnel, employees of State Governments including its PSUs, employees of Nationalized Banks and other Indian Nationals. Priority shall be given in the order indicated above. Booking application forms are available in the Brochure pertaining of the scheme which can be downloaded from IRWO’s website
